What a foreigner actually has to do to buy in Croatia

EU and EEA citizens buy on the same footing as Croatians. Buyers from outside the EU may need approval from the Ministry of Justice, which turns on whether their country has a reciprocity agreement — and a good many buy through a Croatian company instead, which sidesteps the question entirely.

None of that is difficult. All of it is slow if it starts after an offer rather than before one. The people who have the least trouble are the ones who asked their lawyer what route they were taking while they were still browsing.
